Inspections: Once under contract on a regular sale buyers have 15 days to do inspections. Then we would write up an inspection addendum with what we are asking the sellers to fix. They are required to fix the warranted items which are heating, cooling, plumbing, electrical, appliances, septic, pool, and security system. Anything else we can ask them to fix but they are not required to fix them. If it is an as-is sale then we would have 15 days to do inspections but the seller wouldn't do any repairs. If you don't like what comes out in the inspection then you could back out of the contract and get your deposit back within the first 15 days. Foreclosures are always as-is sales and most of the time you have 10 days to do inspections. I help with the whole process. Feel free to contact me with any questions.
