Counter Offers: For a regular arms length sale we would make an offer on the Tallahassee Board of Realtors contract. If there is a counter on the offer the seller would fill out a counter offer form that has any changes that they would like to make. If the buyer is ok with the changes then they would sign the counter. If they are ok with a few of the changes then we would fill out a new counter with what we would accept. Once both parties sign a counter then the property is officially under contract. With foreclosures it is a little different. With HUD and Fannie Mae properties, we would counter back on their website. With most other foreclosures, the listing agent will verbally counter and then we would put it in writing once we are have an agreement on price and terms.
