Survey: A survey is a map of the property. A surveryor goes to the property and puts out markers of where the lot lines are. Surveys are required by lenders when you have a loan on a home. The lender wants to make sure there are no encroachments or boundary disputes. If a survey has been done by a company in the past few years they do a recertification and only charge around $250. If they have to do a new one they are normally around $375. Your realtor orders the survey for you. We order it after the contingency period when we are fairly sure that the sale is going to go through. You get copies of the survey at closing.
